What is Square Footage?
Square footage is length times width, and the arithmetic is where the difficulty is not. The difficulty is that a house has more than one legitimate square footage, and which one you quote changes the answer by hundreds of feet.
A real estate listing, a tax assessment, a flooring quote and an insurance valuation can each report a different figure for the same building, and all four can be correct. They are measuring to different boundaries and including different spaces.
For a practical job — flooring, paint, tile — the number you want is the actual floor area of the rooms you are covering, measured room by room and added up. That is what this calculator does, including for L-shaped, triangular and circular spaces.
The formula — how to calculate Square Footage

- = split into two non-overlapping rectangles; any irregular room can be decomposed this way
- Waste factor
- = 10% for a straight lay, 15% for diagonal or patterned, 20% for large-format tile or complex rooms
One square foot is exactly 0.09290304 square metres, because a foot is exactly 0.3048 metres. Using a rounded 0.0929 is out by about 32 parts per million — irrelevant for a room, visible on a warehouse.
Step-by-step example
- 01An L-shaped living and dining space: the main section is 18 ft × 14 ft, and the dining leg is 10 ft × 8 ft.
- 02Main: 18 × 14 = 252 sq ft. Leg: 10 × 8 = 80 sq ft. Total: 332 sq ft.
- 03In metric: 332 × 0.09290304 = 30.84 m².
- 04Now order flooring. At a 10% waste factor for a straight lay: 332 × 1.10 = 366 sq ft.
- 05The planks come in boxes covering 24 sq ft, so 366 ÷ 24 = 15.25, meaning 16 boxes — 384 sq ft, giving 52 sq ft spare.
- 06Ordering exactly 332 sq ft would leave you 34 sq ft short after offcuts, and a second order weeks later risks a different dye lot that will not match.
Why the listed square footage disagrees with your tape measure
Measure your rooms, add them up, and you will almost always get a smaller number than the listing. This is not usually dishonesty — it is a different measurement standard.
Real estate listings in the US typically quote gross living area measured to the exterior walls, following the ANSI Z765 standard. That includes the thickness of every wall, interior and exterior. Your tape measure records the space you can actually walk on.
The gap is larger than people expect. Walls consume roughly 5% to 8% of a floor plate, so a house listed at 2,000 sq ft may offer around 1,850 sq ft of usable floor.
The other divergence is which spaces count. Under ANSI, a space must be finished, heated and have a ceiling height of at least seven feet to count as living area, and it must be accessible from the rest of the house without going outside.
That excludes garages, unfinished basements and unheated porches. Finished basements are conventionally listed separately as below-grade space rather than added to the headline figure, because buyers value them differently — and this is the single most common source of arguments about a listing.
Measure for the job, not for the listing
Never order flooring from a listing figure. It includes wall thickness, may include spaces you are not covering, and may have been measured to a standard nobody recorded. Measure each room you intend to cover and add them up. The two numbers are answering different questions and the difference is easily a hundred square feet.
Measuring in practice
Measure at floor level rather than at waist height. Walls are not perfectly plumb and skirting boards change the effective dimension, and it is the floor you are covering.
Measure each wall rather than assuming the room is square. Older houses in particular are often out by several inches over a long wall, and using one measurement for both sides compounds the error.
Break irregular rooms into rectangles. Any shape with right angles decomposes into rectangles you can measure separately and add — which is what the L-shape option here does, and the same principle extends to more complex plans by adding more rooms.
For a bay window or a curved alcove, approximate with a triangle or a segment of a circle. Slight over-measurement is the safe direction, since the excess becomes waste allowance.
Decide about closets and nooks deliberately. For flooring, measure them if you are flooring them. For a paint estimate, they add wall area disproportionately because they are small spaces with a lot of surface.
Record measurements in decimal feet rather than feet and inches — 12 ft 6 in is 12.5 ft. Multiplying mixed units is where arithmetic errors creep in.
Turning area into materials
- Flooring —
- add 10% for a straight lay, 15% for diagonal or herringbone, and 20% for large-format tile or a room with many cuts. Buy it all in one order so the dye lot matches.
- Paint —
- you need wall area, not floor area: perimeter × ceiling height, minus doors and windows. One gallon covers roughly 350 to 400 sq ft per coat, and almost everything needs two.
- Tile —
- work in whole tiles per row rather than raw area. A room 0.2 tiles wider than a whole number still needs a full row cut down, and the offcut is usually unusable.
- Carpet —
- sold in fixed-width rolls, commonly 12 ft. A room 13 ft wide needs a seam or a wasted strip, so the effective requirement can exceed the area substantially.
- Heating and cooling —
- sizing rules of thumb based on square footage are crude. Ceiling height, insulation, window area and orientation matter as much, and an oversized unit cools without dehumidifying.

A quick check: square metres to square feet, multiply by 10.76. Square feet to square metres, divide by 10.76 or multiply by 0.093.
Common mistakes to avoid
- Ordering flooring from the listed square footage instead of measuring the rooms.
- Forgetting the waste factor and running short mid-job.
- Assuming a room is square and measuring only one wall of each pair.
- Multiplying feet-and-inches without converting to decimal first.
- Using floor area to estimate paint, which needs wall area.
- Ordering in two batches and getting mismatched dye lots.
- Adding finished basement space to the headline figure in a listing, which most standards treat separately.
