What is Tile Quantity?

Tile is bought by the box, and boxes do not come in fractions. That single fact drives the whole estimate: the arithmetic gives you a number, and then reality rounds it up twice — once for cuts and breakage, and again to a whole box.

The waste factor is where people economise and regret it. Every tile meeting a wall, a doorway or a pipe has to be cut, and the offcut is usually unusable. Diagonal layouts waste more than straight ones, and irregular rooms waste more than rectangles.

Running short is a genuine problem rather than an inconvenience, because tile is produced in batches and colour varies subtly between them. A replacement box bought three weeks later can be visibly different under natural light, and there is no way to blend it in.

The formula — how to calculate Tile Quantity

Buy by the box, not by the tile. Work out how many tiles a box holds and round up — then keep the surplus, because it is the only batch-matched replacement you will ever have.

Step-by-step example

  1. 01A bathroom 12 ft × 10 ft, using 12 in × 12 in tiles, straight layout.
  2. 02Room area: 12 × 10 = 120 sq ft.
  3. 03Tile area: (12 ÷ 12) × (12 ÷ 12) = 1 sq ft per tile.
  4. 04Base count: 120 ÷ 1 = 120 tiles.
  5. 05Waste at 10%: 120 × 1.10 = 132 tiles.
  6. 06If a box holds 10 tiles, that is 13.2 boxes — order 14, which gives 140 tiles.
  7. 07Now switch to a diagonal layout: waste rises to 15%, so 138 tiles, still 14 boxes.
  8. 08And with 6 in × 6 in tiles instead: tile area is 0.25 sq ft, so 480 tiles before waste — four times as many pieces, four times as many cuts, and noticeably more grout to seal.

These are additions to the calculated area, not replacements for measuring properly. A badly measured room cannot be rescued by a waste percentage.

What the calculation does not include

Thinset or adhesive
coverage depends on trowel notch size and tile format; large tiles need a deeper notch and more adhesive per square foot.
Grout
quantity depends on joint width and tile size. Smaller tiles mean far more grout — the 6 in example above has roughly double the joint length of 12 in tiles.
Backer board or underlayment
required for most wet areas and for any floor that flexes.
Waterproofing membrane
essential in showers, and building codes are specific about it.
Trim pieces
bullnose, edging and transition strips are ordered separately by linear foot.
Spacers, sealant and sealer
small costs individually, easy to forget entirely.

Order all your tile in one batch

Tile colour varies between production runs, and manufacturers print a batch or lot number on the box for exactly this reason. Buying more later frequently means a visible mismatch that cannot be blended. Check that every box in your order carries the same lot number before you start.

Layout decisions that change the quantity

Where you start setting out matters more than it sounds. Beginning at a wall means the opposite side ends in a row of narrow slivers, which looks poor and wastes tile. Starting from the centre and working outward gives balanced cuts at both edges and usually a better result for the same material.

Tile size trades one problem for another. Large-format tiles cover ground quickly, produce fewer joints and less grout to clean, but they demand a very flat substrate — any dip shows as lippage between edges. Smaller tiles tolerate an imperfect floor far better but multiply the cutting and grouting work.

Joint width is a genuine design decision rather than a default. Wider joints accommodate slight size variation between tiles, which matters with handmade or rustic products; narrow joints look cleaner but demand consistent tiles and a flat floor.
